For maintenance, he suggests that furnace filters be cleaned once a month and that warm-air registers, baseboard heaters, and radiators are not blocked by any furniture or carpeting. In addition, drapes on south-facing windows should be kept open during the day through the winter months to allow in warming sunlight, with those same drapes being kept closed during the summer.
