* Offered space shall be in a modern quality building of sound and substantial construction in good condition acceptable to the LCO; if not a new building, the space offered shall be in a building that has undergone, or will be completed by occupancy, modernization or adaptive reuses for the space with modern conveniences.
* Demising walls of tenant must be floor to structural ceiling and acoustically separate from neighboring buildings or from other tenants in the same building acceptable to the Lease Contracting Officer. Demising walls may require additional soundproofing and/or reinforced expanded metal. Space must be contiguous, on a single floor, and not split by a public corridor.
* Building cannot be: o Within 1,000 feet a day care facility. o In a building that houses day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probations, public defenders, and/or social services within the building. o Have rooftop access into the space. o Located near power plants, electrical transformers, night clubs, bars, or in close proximity to an airport, radar dishes and aircraft flight paths. o Located in a high crime area or an area that will necessitate more extensive and stringent building security than a generally progressive and alert neighborhood with a low crime rate.
* Antenna roof space for a 22' antenna shall be made available.
* Space cannot be inside a shopping mall or in a shopping center.
* Access to space must be available on a 24/7 basis. !

Action: Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action.
Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.

* One-eighth inch scale drawing of space offered.
