Increasing Number of Condo Communities Choose DaVinci Roofscapes Polymer Roofing Tiles

From amenities to location to security, there are many reasons people decide to purchase a condo in an association-controlled community. According to experts at DaVinci Roofscapes, one of the chief reasons is reduction of maintenance hassles and shared cost for exterior common area projects. That's a factor driving many condo associations to select and invest in polymer shake and slate roofing products.

"Property managers and homeowner associations evaluate the 'Total Cost of Ownership' when making replacement roofing decisions," says Mike Ward, national sales manager for DaVinci Roofscapes. "They're determining which products have the greatest return on investment from the standpoint of durability, longevity, low-maintenance costs and aesthetics.

Condo Solutions
In California, the Mai Kai condo community in Newport Beach was finding similar problems with salt air and sea spray affecting their real wood shake shingles. Roofs on the 34 units deteriorated over time, requiring the community to launch a search for new roofing.

"Our research and the recommendation of a design consultant led us to the DaVinci product for its appearance, durability and maintenance," says John Adler, a member of the Mai-Kai condo board of directors. "We needed a material that could be walked on by various trades people who would need access to the roof in the future. The strength of the product really impressed us and helped influence our decision."

According to DaVinci's Ward, the walkability of an installed roofing product is a factor considered by many associations when making a purchasing decision. "Natural slate and shake tiles, concrete, clay and asphalt shingles can all be severely damaged when walked on for the servicing of chimneys, satellite dishes, gutters and HVAC units," says Ward. "The resiliency of polymer roofing allows for no-concern access to the roof for vendors without worrying about wear and tear on the tiles."

Mother Nature Vs. Roofs
With the Community Associations Institute reporting an estimated 328,500 communities governed by associations in 2013, condo living plays a major role in the U.S. housing market. More than 26 million housing units are in those communities with 65.7 million residents.*

Thirty-five of those reported housing units are located in the Catawba Shores condo community in Port Clinton, Ohio. Condo owners there were forced to replace their natural shake roofs recently not due to salt air conditions, but because of hail.

"The hail damage caught us by surprise," says Jim Packard, president of the Catawba Shores Homeowners Association. "We quickly learned that real wood shakes just don't hold up against Mother Nature. The damage was so bad that our insurance company subsidized the cost of all the replacement roofs."

After researching the community's options the Catawba Shores community committed to the man-made Bellaforté Shake roofing tiles.

"We're all extremely pleased with the authentic appearance of these synthetic shake tiles and how they've given a fresh, new look to our condos," says Packard. "More importantly, we feel we made the right selection with DaVinci since these roofing tiles are impact-, hail-, insect-, algae- and fire-resistant. We estimate that we're saving more than $10,000 per year on the ongoing maintenance costs from our old roof, and we've got the peace-of-mind that these roofs will help protect our units from fire and hail.

All across the country condo residents have more time to enjoy outdoor activities when not worrying about the hassles of home maintenance. In Colorado, those activities focus on the mountains where skiing and hiking abound. While beautiful, the heavy snowfall each year causes headaches for condo communities.

At Elk Track Town Homes of Beaver Creek, 16 units were re-roofed in 2008 with a specific blend of green, tan and gray colors created by DaVinci to keep a unified look to the area. Named the "Beaver Creek Blend," the durable polymer slate tiles were installed to replace an old concrete tile roof damaged by the weather.
