Syracuse University Schine Student Center Renovation

West Onondaga Street Bridge Rehabilitation Project

* Project Description: This locally administered federal-aid project involved the rehabilitation of the West Onondaga Street Bridge over Onondaga Creek in the city of Syracuse. The purpose of the project was to completely remove and replace the deteriorated bridge deck, and partially remove and replace the deteriorated bridge-abutment backwalls. Additionally, the project involved installing new sidewalks, resetting existing stone curb, installing new Texas aesthetic concrete bridge-barrier approach railings, and new light poles. During construction, due to a water-main break to the north of the bridge, the laid-up stone wall adjacent to the bridge failed, collapsing into Onondaga Creek. Emergency repairs to the failed wall section were incorporated into the bridge-rehabilitation project.The failed wall section between the West Onondaga Street and Gifford Street bridges was fully removed and replaced with a steel pile and concrete panel-lagging wall system.

* Project Description: Since 1977, the Saint Regis Mohawk Tribe governmental divisions had been housed in an existing community building that was no longer meeting the needs of the community. In 2013, Beardsley was tasked with designing a new administration building that could house 16 Tribal government divisions,Tribal Council offices and meeting rooms, educational and public-meeting spaces, and storage under one roof. In doing so, the Saint Regis Mohawk Tribe would be better equipped to provide services to the community. Centered around a three-story atrium, offices are located in two wings to the north and south. Staff can easily move between departments across "bridges" within the atrium. Large windows maximize daylight into interior spaces and flood the atrium with light. Office spaces are design to be flexible and accommodate potential future growth within each department. Secure spaces are provided where necessary, such as in Tribal Council offices, the compliance department,Tribal clerk, and historic preservation. Flexible education and public-meeting spaces allow each room to be rearranged to best suit the needs of the user. Ancillary spaces include a staff break room, locker rooms, mechanical rooms, and a large storage room on the third floor. A commitment to responsible and sustainable development led to the incorporation of sustainable-design solutions such as a ground source geothermal heating and cooling system, solar photovoltaic electric power supplementation, high lifecycle and recyclable/renewable building materials, high efficiency lighting and window glazing, and stormwater and erosion control systems on site. Special attention was paid to design solutions that prioritized the overall health and well-being of the community and staff.

Wells College, Dining Hall Renovation

* Project Description:The original 1908 dining-hall facility had served the Wells College campus well for more than 100 years; however, tired finishes and dated equipment meant that the space was in need of upgrades to reflect current trends in food-service design and create an attractive and fresh space for the students to enhance their dining experience. Broken into two phases, the project involved modernizing the dining hall and kitchen spaces. Phase I involved the construction of two new toilet rooms, along with a new dish room, dish return line, and office/conference space. Provisions for a futureTSA screening lane to handle peak-hour passenger loads were developed.TSA baggage screening was relocated behind the ticket counters within the new building additions. The additions accommodate equipment required for a mini in-line baggage-screening system. A full replacement of the roofing system aligns with the previously completed atrium reroofing project.

* Project Description: In the fall of 2018, Chiang O'Brien was engaged by the State University Construction Fund (SUCF) to provide design services for a complete renovation of Louis Marshall Memorial Hall and its immediate site surroundings on the SUNY College of Environmental Science and Forestry (ESF) campus. Marshall Hall, a 90,000-gross-square-foot academic building, was constructed in 1933 and forms the academic core at the southern end of the main quadrangle. The goal of the renovation is to provide optimized space for the main building occupants (Departments of Landscape Architecture, Environmental Studies, and General Education) and to create teaching spaces to serve the entire campus. The approved concept reorganizes the building to create distinct identities for all three departments on the first-floor entry level with the addition of a vertical circulation tower. Public-facing department functions, the landscape architecture gallery, digital storytelling spaces, department offices, as well as heavily used classroom spaces, will be located on the first floor. Additional classrooms and larger student lounge spaces are situated in another entry level on the basement floor. Faculty offices are located on the second floor; landscape architecture studios are collected together on the third floor; and research and design and computer production spaces are located on the top sky-lit fourth floor. This project is being designed with a deep energy-savings retrofit target of 50 percent energy reduction relative to the building's existing consumption, and the goal of LEED Gold certification.

* Project Description: Housing Visions Unlimited and the Salvation Army have redeveloped a circa, 1926 four-story, 28,000-square-foot apartment building as a new women's shelter. The building, abandoned after a fire for over 15 years, required total interior reconstruction, new windows, and a new roof.The brick and cast stone exterior has been restored to its original appearance. The project includes 15 emergency shelter beds, 16 transitional apartments, and support services.The shelter includes observation rooms and communal dining, living, and kitchen spaces for interaction.The upper three-floor apartment component provides a "next step" to being self-sufficient. Its location, in a high area of need, provides a safe space for women who would otherwise be homeless, coupled with support to help them re-establish their lives. In addition to architectural and interior design services, Holmes King Kallquist developed the National Register of Historic Places nomination for the property to allow the use of the Historic Preservation Tax Credit.

The Sylvester Building

* Project Description: Designed by well-known Syracuse architect Charles Colton, the four-story Sylvester Building was constructed in 1910, providing apartments for middle-income residents. Its restoration included the exterior masonry, original ground-floor storefronts and new windows.The 12 original two-bedroom apartments were renovated to provide updated living arrangements and access to a new common elevator lobby. At the ground floor, original tin ceilings and tiled entrances were restored. A unique open interior light well, providing natural light to interior apartments was restored. A new four-story addition added thirty apartments and ground-floor commercial space.The addition is carefully proportioned to be sympathetic to the historic structure to which it is joined by the transparent link which provides lobby, stair and elevator for handicapped access to both buildings.This project was certified for the Historic Preservation Tax Credit.

* Project Description: HOLT worked with Cayuga Medical Associates to design a new medical office building utilizing the on-stage/off-stage concept.The on-stage/off-stage model offers collaborative provider workspace, enhanced privacy, and maximized comfort, safety, and efficiency for patients, doctors, nurses, and staff.The floor plans accommodate 20 total providers in six distinct regions or pods across two floors. Each pod has six to eight exam rooms, associated support spaces, and offices.The layout puts providers close to exam rooms in a collaborative environment that offers patient-only corridors and increases patient confidentiality.

* Project Description: City Harbor, a mixed-use development at the base of Cayuga Lake, features 156 one- and two-bedroom residential units, wellness and amenity spaces, a full-service restaurant with indoor and outdoor waterfront dining, a central and defining pedestrian walkway, and improved boating and golfing amenities.The urban waterfront will feature a 1,700-foot promenade that follows the shoreline and ends at the Cayuga Inlet. The ambitious pedestrian promenade will be accented with pocket park seating areas and will connect directly to the city's Waterfront Trail and the Ithaca Farmers Market. City Harbor's heating and cooling will also be powered by an advanced, effluent-based system. The development promotes public lake access and supports the objectives of city, county, and other local groups to improve public waterfront access and support tourism in the area.

It will feature a welcome center, retail shop, mountain bike shop, food services, ticket office and state-of-the-art indoor U.S. bobsled and skeleton training facility including a running track, climbing wall and 500 foot long push-track. The training facility will bring world-class athletes even closer to the guests as their indoor push track runs alongside the restaurant and VIP lounge. Nordic skiers will enjoy an expanded trail system that leads into a new stadium. These trails will also offer unprecedented year-round access for recreational and elite-level skiers as a paved trail system is also planned.

* Project Description: Ryan Biggs | Clark Davis provided the structural-engineering design for the $20 million historic rehabilitation of the Jones Court Apartments into the new Libertad Elmira housing development.

The original building was constructed in the 1950s. The structural scope included condition surveys, an addition of an elevator (pit and floor openings); three new three-story steel exterior stair tower additions; infill of openings after the removal of an existing chimney; design of lintels for new openings in exterior walls; and design of repairs to masonry veneer. Due to years of water infiltration, an assessment and repairs were performed of the cast-in-place roof slab. The 88,000-square-foot building houses 91 units, 20 of which are reserved for homeless veterans. The building also houses an office for the Economic Opportunity Program, which provides a multitude of services to veterans and other residences, including wellness checks and nutrition services.The facility also includes a barbershop, dentist office, workout room, storage units, an EOP classrooms, playground, and other amenities.
