Sunday Business Notebook: More fitness centers take shape in Jacksonville

Aug. 27--More fitness centers are coming. L.A. Fitness will put its sixth gym in the Jacksonville area on Old St. Augustine Road in Mandarin. It's going into Old St. Augustine Plaza, just north of I-295. The shopping center currently has a Publix, Burlington Coat Factory and Hobby Lobby. Part of the middle of the center will be torn down, and L.A. Fitness will put in a new 37,000-square-foot building.

Construction is expected to begin early next year.

Meanwhile, a new Orangetheory Fitness is going into the Shoppes of Tinseltown, off Southside Boulevard. It's a much smaller facility, only 3,581 square feet. But the chain is built around one-hour, high-intensity workouts done in groups but aren't really classes. The chain was ranked 60th in Inc. magazine's list of the fastest-growing companies in the country, released this past week.

The Tinseltown studio will be the fifth Orangetheory in the area. Opening is expected mid- to late November.

ATLANTIC

HomeGoods is moving into the former Office Depot space in the Atlantic West shopping center at Atlantic and Kernan boulevards. Office Depot moved out several months ago, and HomeGoods, which sells home decor and furnishings, is expected to open before the holidays.

It will be the fourth of the chain in the Jacksonville area. Kennedy Contractors is doing the $746,268 build-out on the 18,000 square feet.

The shopping center, anchored by Kohl's, will be 100 percent occupied with the new store.

SAN MARCO

Bearded Pig opened in April and it's growing, a little. Co-owner Chad Munsey said they're starting construction on a separate catering facility right behind the Kings Avenue restaurant. That will take about 60 days, he said. But after the first of the year, he said they'll probably start looking around for a second location.

BUTLER

The third Chicken Salad Chick restaurant in Jacksonville will open Tuesday in Galleria Marketplace in Southpoint at 6025 Butler Point Road. It is owned and operated by existing husband-and-wife franchisee team Becky Roland and Richard Meadows, alongside their son, David Roland. The new strip center off Butler Boulevard will also have Newk's Eatery, Smoothie King and Kazu Sushi Burrito.

MIDDLEBURG

TYC Development, a division of Vestcor, is proposing a 96-unit apartment complex for low-income seniors on Blanding Boulevard in Middleburg, just south of Old Jennings Road. But a company spokeswoman said it will be six months before they know if it will receive funding from the Florida Housing Finance Corp.

OPENINGS

Gate's new store at 686 Blanding Blvd. in Orange Park opened Thursday.

University Crossing, a 111-bed skilled nursing center owned and operated by Brooks Rehabilitation, will open Sept. 30 on Beach Boulevard at University.

I GET QUESTIONS

A reader asked about a piece of property on Normandy Boulevard, next to Westside Christian Church being cleared.

Right now, the 10 acres is just being cleared for a timber harvest, but owner Erlinda Tremblay said it's for sale and she thinks it'd make a nice subdivision. Asking price is $1.3 million.

Land is being cleared on San Pablo Road, just north of Beach Boulevard, for a Cube Smart climate-controlled self-storage facility. Express Building Systems of Winter Garden, which specializes in storage facilities, paid $1 million in July for the 3.6 vacant acres. It will build the 106,880-square-foot building and Cube Smart will manage it.

The apartment building from TYC Development is next to Stanton College Preparatory School and is for ages 55 and older with an income limit of $27,300 for one person, $31,200 for two. Rent will be $677 for a one-bedroom unit, $812 for two bedrooms.

13050 Gran Bay Parkway, 12 permits for apartment foundations, $670,000, Summit Contracting Group. Palm Bay Club will have 416 units with the first expected to be ready next summer. It's being developed by Fort Family Investments which paid $7 million for the property.

20 W. Adams St., exterior repairs, $400,000 Danis Construction. The building is slated to be housing for Florida State College at Jacksonville students.

12350 San Jose Blvd., new senior living facility HarborChase of Mandarin, $17.7 million, 117,956 square feet, Summit Contracting Group. It will be a 114-unit facility with independent, assisted living and memory care.

SALES

Oceanway MHP LLC of West Palm Beach paid $1,081,500 for the 4.65-acre mobile home park at 11325 N. Main St. It last sold for $700,000 in 2006.

Michael Miller paid $2.5 million for the 8,172-square-foot home at 4602 S. Mundy Drive, on a 1.9-acre lot on the river off San Jose Boulevard. It was built in 2004 and last sold for $2.8 million in 2014.

Kyle Marcotte paid $1,605,000 for the 3,698-square-foot house at 315 12th St., Atlantic Beach. The house was built in 2013 on a vacant lot that sold for $590,000 in 2007.

Kenneth Powell paid $1 million the 6,570-square-foot home at 930 Vale Orchard Lane, off San Jose Boulevard. It was built in 2013.

Maxus Properties of North Kansas City paid $17.6 million for the Viera at Mandarin apartments, 4263 Losco Road. The 188-unit complex was built in 1984 and last sold for $12.2 million in 2013.
