The first auction will be for the real estate: a 9,840-square-foot building on 2.27 acres on the shore of Peck's Pond.
The large green building was formerly a gas station. The pumps have been removed, but gas service could start up again.
There are three tanks, two 4,000-gallon gas tanks and a 1,000-gallon kerosene tank.
There are no leaks, the operation has up-to-date state paperwork and has insurance.
"Someone can open this up and start a gas station," Sitar said.
The building has a restaurant, currently leased by Kevin's Hog Heaven, three occupied apartments and one unfinished apartment, plus a boat rental and bait and tackle shop.
