San Jose Firm Forms an Affiliation with Sperry Van Ness to Expand Its Services Nationwide
<div class="page"><p><b><org>First Guardian Group</org></b>, a <location value="LU/us.ca.sanjse" idsrc="xmltag.org">San Jose, Calif.</location>-based commercial real estate firm, became an independently owned and operated franchise of <b><org>Sperry Van Ness International</org></b>. The firm will operate as <b><org>Sperry Van Ness/First Guardian Group</org></b>. It will specialize in investment sales, leasing, property management, commercial loans and investments in commercial, retail, multifamily, student housing, medical office and industrial buildings.</p><p>Over the course of its existence, <org>First Guardian Group</org> completed more than <money>$450 million</money> in transactions. It currently manages 4 million square feet of commercial space.</p><p><person>Paul Getty</person> and <person>Dinesh Gupta</person>, co-founders of First Guardian, will serve as managing directors for the Sperry Van Ness/First Guardian team. Getty will focus on asset and property management and Gupta on TIC assets, portfolio management and dispositions. <person>Eric Carlson</person> will serve as senior advisor with the team.</p><p>“Our decision to partner with Sperry Van Ness was based on the strength of the organization’s national platform with more than 800 advisors across the U.S., which will help us compete for larger transactions and national accounts,” said Getty in a statement. “We are very optimistic about the new opportunities this merger will bring to our team in San Jose.”</p><h2>Taubman Secures 20 New Tenants for City Creek Center in <location value="LS/us.ut" idsrc="xmltag.org">Utah</location></h2><p><b><org value="NYSE:TCO" idsrc="xmltag.org">Taubman Centers Inc.</org></b> announced a line-up of 20 new-to-market retailers at its <b>City Creek Center</b>, the 700,000-square-foot retail project under development in <location value="LU/us.ut.sltlkc" idsrc="xmltag.org">Salt Lake City</location>. City Creek Center, the retail component of the larger mixed-use <b><location>City Creek</location></b> development, will open in <chron>March 2012</chron>.</p><p>The new to market retailers include 77kids, BCBG MAXAZRIA, Bose, <org>Brooks Brothers</org>/Brooks Brothers Women, Coach, <person>Cotton On</person>, The Limited, L’Occitane, Love Culture, LUSH, <person>Michael Kors</person>, N3L Optics, Pandora, Papyrus, Porsche Design, Swarovski, <location value="LS/us.tx" idsrc="xmltag.org">Texas</location> de Brazil Churrascaria, <org value="NYSE:TIF" idsrc="xmltag.org">Tiffany & Co.</org>, <org value="ACORN:730855914" idsrc="xmltag.org">Tumi</org> and <org value="ACORN:170529846" idsrc="xmltag.org">Yankee Candle Company</org>.</p><p><org value="ACORN:898988007" idsrc="xmltag.org">Taubman</org> has already secured Macy’s and Nordstrom as anchors for the center.</p><h2>The Block at <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange</location> in <location value="LS/us.ca" idsrc="xmltag.org">California</location> to be Rebranded as The Outlets at <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange</location></h2><p><b>The Mills</b>, a division of <b><org value="NYSE:SPG" idsrc="xmltag.org">Simon Property Group</org></b>, will rebrand the <b>Block at <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange</location></b>, an 800,000-square-foot center in <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange, Calif.</location>, as <b>The Outlets at <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange</location></b> to signify its distinction as the primary outlet and value retail destination in <location value="LU/us.ca.orange" idsrc="xmltag.org">Orange County</location>. Over the next 30 days, the center will get new exterior signage, a new Web Site, new brochures and other promotional materials. There will be also be a new entrance from the 22 Freeway to provide more convenient access to the property, new tower signage and renovated restrooms. These upgrades will be completed by 2012.</p><p>In addition, specialty apparel retailer Esprit will open at the center this fall, while a 35,000-square-foot <person>Nordstrom Rack</person> is scheduled to open in the spring of 2012.</p><h2>New TJ Maxx Coming at <location>Wall Street</location></h2><p>TJ Maxx signed a lease with <b><org>Capstone Equities</org></b> for a 32,000-square-foot store at <b><location>14 Wall Street</location></b> in <location value="LU/us.ny.nyc" idsrc="xmltag.org">New York City</location>. The retailer plans to open the store in October. Its frontage will be visible from the <org>New York Stock Exchange</org>. <person>Scott Auster</person> and <person>Peter Ripco</person>, of <b><org>Ripco Real Estate</org></b>, represented the tenant in the transaction. <person>Darrell Rubens</person>, of <b><org>Winick Realty Group LLC</org></b>, represented the landlord.</p><h2>Jo-Ann Fabric Signs Lease at Cole’s Wyomissing Property</h2><p>Jo-Ann Fabric and <person>Craft Stores</person> negotiated a 10-year lease with <b>Cole <org value="Berlin:REH1" idsrc="xmltag.org">Real Estate Investments</org></b> for a 25,000-square-foot store at <b><location>1075 Woodland Road</location></b> in <location value="LU/us.pa.wysing" idsrc="xmltag.org">Wyomissing, Pa.</location> The lease features three five-year renewal options. Jo-Ann Fabric will be moving into a space formerly occupied by <org value="OTC-PINK:BGPIQ" idsrc="xmltag.org">Borders</org>.</p><h2>Michaels, <org value="ACORN:2721639689" idsrc="xmltag.org">Anytime Fitness</org>, Along with Other Retailers, Open at <org value="OTC-PINK:CEOPF" idsrc="xmltag.org">Centro Properties</org></h2><p>Michaels signed a lease with <b>Centro Properties Group US</b> for a 25,000-square-foot store at <b><location>Western Hills Plaza</location></b> in <location value="LU/us.oh.cincin" idsrc="xmltag.org">Cincinnati, Ohio</location>. <person>Scott Saddlemire</person>, of <b><org>Brandt Retail Group</org></b>, represented the tenant in the transaction. <person>Elizabeth Houser</person> served as in-house representative for Centro.</p><p>In addition, Centro signed smaller leases throughout its portfolio with Fabrique! Fashion Fabrics, Variety Gift Shop, No Wait Cash, <org value="ACORN:3656067861" idsrc="xmltag.org">Sally Beauty Supply</org>, <org value="ACORN:2721639689" idsrc="xmltag.org">Anytime Fitness</org>, <org>Genghis Grill</org>, <org value="ACORN:798876792" idsrc="xmltag.org">Chase Bank</org>, <org>Antonio Pharmacy</org>, Team Uniform and Fashion Fresh Dry Cleaning.</p><h2>Planet Fitness Expands in <location value="LU/us.ny.nyc" idsrc="xmltag.org">New York City</location></h2><p><org>Planet Fitness</org> signed a 15-year lease with <b>Himmel+Meringoff Properties</b> for a 20,000-square-foot club at <b><location>158 W. 27th Street</location></b> in <location value="LU/us.ny.nyc" idsrc="xmltag.org">New York City</location>. <org>Planet Fitness</org> plans to open its new location in January. <person>Richard Chera</person> and <person>Jordan Barker</person>, of <b>Crown Retail Services</b>, represented the chain in the transaction.</p><h2>Ellwood Thompson’s to <org>Operate Organic Grocery</org> at Federal’s <location>Rockville Town Square</location></h2><p><b>Ellwood Thompson’s</b> signed a lease with <b><org value="NYSE:FRT" idsrc="xmltag.org">Federal Realty Investment Trust</org></b> to open a 15,000-square-foot <b>Dawson’s Market</b>, a local, organic grocery store at <b><location>Rockville Town Square</location></b> in <location value="LU/us.md.roclle" idsrc="xmltag.org">Rockville, Md.</location> The store is scheduled to open in the spring of 2012. Dawson’s Market will work directly with local farmers, and will focus on selling healthy and local foods and supporting the local community through donations, sustainable business practices, animal welfare and environmental consciousness.</p><p>In a separate announcement, <org>Federal Realty</org> hired <person>Jeffrey Fischer</person> as senior leasing associate. In his new position, Fischer will be based in the company’s <location value="LU/us.pa.wynood" idsrc="xmltag.org">Wynnewood, Pa.</location> office and will focus on leasing properties in <location value="LU/us.pa.phldph" idsrc="xmltag.org">Philadelphia</location> and <location value="LS/us.nj" idsrc="xmltag.org">New Jersey</location>. Bruce Crawford</person> as CEO. In his new position, Crawford will be responsible for operations, client relationships, plus financial and managerial aspects of the company. He has more than 20 years of experience in real estate and business consultation services, as well as financial management.</p><p><b>Colliers International South Florida</b> appointed <person>Stephen Nostrand</person> as CEO. In his new position, Nostrand will direct the staff and manage the revenue of the firm. Nostrand has 35 years of experience in commercial real estate. He previously served as managing director.</p><p><b><org value="NYSE:CBG" idsrc="xmltag.org">CB Richard Ellis Group Inc.</org></b> promoted <person>Grayson Gill</person> to chief operating officer of its asset services business line. In his new position, Gill will be responsible for the operations of asset services in the U.S. He has more than 24 years of experience in commercial real estate. Previously, he served as senior managing director with the company.</p><p><b><org value="ACORN:783919135" idsrc="xmltag.org">Callison</org></b> announced that it will expand the role of <person>Leigh Dennis</person>, managing director of its European practice, to its <location value="LU/us.ny.nyc" idsrc="xmltag.org">New York</location> and <location value="LU/gb.eng.london" idsrc="xmltag.org">London</location> offices. Dennis’ focus in <location value="LU/us.ny.nyc" idsrc="xmltag.org">New York</location> will be to manage existing projects and foster new business in local and global markets. The shift is part of Callison’s strategy to align resources with marketplace demand.</p><p><b><org>Retail Group of America Inc.</org></b> appointed <person>Joanna B. Shawver</person> as vice president of real estate. Schanke</person> as vice president of leasing. In her new position, Schanke will focus on the design center and retail leasing for the company’s national real estate portfolio.
